Renovation in Progress

We started our renovation works around 2 weeks ago and things are progressing pretty well.
Contractor told us that his mosaic cutter was stolen one night, not sure true or not..

There were some minor things which kept increasing our reno costs, e.g.:

1) Add on water piping above the ceiling to enable those individual water heater to be fixed (those Alpha brand type); instead of using the common heater placed above the ceiling. Initially site supervisor mentioned that it was just a small add on but plumber mentioned otherwise. We got 2 of them to inspect and discuss with us, and indeed it's quite a large amount of add-on, and cost: RM650

2) Installing air cons, relocating the master bedroom aircon pipe to above the toilet and adding conceal piping for the 2 bedrooms: ~RM1500

3) Installing all the taps: RM400 (sigh, should have just let Belleview install them - at least they won't get stolen and we get to save on all these additional cost)

The house beside and behind mine are having reno work in progress. Hopefully all complete around the same time so that we don't have to endure renovation noise/ dust when we move in.

At least the kids can use the room as a playroom now.

Buying a new house ain't cheap!

Now, the next problem is not much children friendly makan place around...

  1. Hi, may i know what's total cost for above mentioned renovation work + grill (all the windows n doors)..are you doing ur balcony also? btw, for 2nd room extension do u you got the MPPP permission?..

  2. Hi Pretty Perfect, yes i am doing my balcony as well. original quotation is around 55k, and i am factoring in 15% extra.
    For the extension, most of the folks tell me not needed so didn't apply.

  3. hows their workmanship?...i heard lotsa leaking in balcony n paintings peeling off..if you dun mind when did u book the house n how much? coz last week we came down to pg to check and bellview office offering 545,900 for 20x64...and i drove down to palmyra. the location is good but most of the houses hold by investers and selling higher...how abt facilities for children education? my son is 5yrs n currently going smart reader kids in KL..if we move to pg (BP)will there be any decent school?..coz me n my husband both working...

      My name is See Wie. My wife and I have a house (20 x64) at Palymra for sale. It is at the main road. We asked our feng shui guru to choose it for us, so it has very good fengshui. Planned to buy it for own stay because we were working as enginner at Bayan Lepas area :)

Thanks a lot for your offer..if you bought the house for own stay, then why are you selling it?..btw bellview offering 8% rebate from my 10% dp and all the legal fees,SPA MOT everything covered by them..so i have to fork out lil sum to pay my dp and we are still waiting for the market to go down...coz palmyra is already over priced..whoever bought during launch for own stay..for sure they got the best deal...but ppl who bought for investment n want to make money..it ain't gonna be easy, considering the market meltdown..2 weeks before in mudah.my palmyra was selling for 490k-510k..n this week already 470k in iproperty..my fren from mortgage dept advised me to wait till april-may..they are predicting reasonable slight in property price..who knows if i can get for less than 450k..wouldn't i be happy?

    4. belleview only pay for SPA LEGAL fees ONLY + 8% rebater from DP10%.
      you have to pay loan legal fees + MOT + title transfer legal fees etc.. it cost around 30k
      that time i purchased, they said title transfer can be done after 10yrs or when you feel comfortable - its cheat!!

    5. Hi there... A suggestion for you. Instead of buying straightaway, why don't you rent first and see how do you like the place? I can offer mine for rent if you're interested and if you like it after staying there for some time, I can also consider selling it to you. My unit is facing the Semi-Ds so it's not right on the main road with all the cars zooming by, which is safer if you have small children. If you're interested, you can contact me @ 017-2773038.

  5. glad to see more ppl doing reno n planning to move in cause we r too n almost complete already....i saw a nursery near the new market there pretty perfect.... we too thinking of doing the pipping for the conceal type of water heater but our electrician told us that our electric bill wil fly high with the conceal type so we decided to install the normal type of water heater. ya & the air cond pipping is in a strange location n need to be relocated, belleview wall n painting workmanship is poor, we have to paint again the whole house....

  7. Hi Palmyra community, you mean RM55k is only for the hacking & reno works?( hacking off, redo walls & windows ext) does it including grilles, painting, wiring, power & lighting points, built-in cabinets...?)

  8. Hi Anonymous, 55k includes hacking & reno, grilles, wiring & ponts, my kitchen cabinet, tiling the balcony (exclude awning). I did not do any other built in coz it was too expensive.

  14. Palmyra community, r u d type 20x64? which is in the main road, a lot hv moved in there but not so many in the right turning side (semi-d & 20x62 type?)yr contractor good? workmanship ok?

    1. anyone knows about Semi-D in Palmyra...Is the 1st floor- 2 small room bathroom is not a sharing bathroom like DS?
      why is there nmo one has occupied the houses in Palmyra..? Is the most of houses bought by the investors?

  17. you've mentioned that you have to install all the taps... maybe belleview didn't install them for terrace houses, but my semi-d has all the taps in the bathrooms... as for the water heater for the top rooms, the supervisor told both bathrooms has common piping...he didn't say we have to install them ourselves...

  18. ya, last time d supervisor also told us just to add on the water heater but our plumber said not enough storage 4d heater & need to do extra pipping for both n cost aroud at least RM 500/- not including electrical wiring....
